2. Property Management Services
Groundhog Property Management provides residential property management services including tenant screening, lease execution, rent collection, routine and emergency maintenance coordination, property condition walkthroughs, eviction coordination, and financial accounting for owners throughout Hilliard, Columbus, and Central Ohio. Specific terms for managed properties are governed by our written Property Management Agreement signed by the owner.
3. SMS / Text Messaging Terms
When you opt in to receive text messages from Groundhog Property Management (MD Industries) via our website inquiry form or direct communication:
- Program Description: We send text messages related to your rental property inquiries, free rental analysis details, appointment scheduling, maintenance requests, and service updates.
- Message Frequency: Message frequency varies depending on the nature of your inquiry and active management interactions.
- Rates: Message and data rates may apply according to your specific mobile telephone service plan.
- Opt-Out: You may cancel the SMS service at any time by texting STOP to any message received. You will receive one confirmation message upon opt-out.

4. Fair Housing Compliance
Groundhog Property Management strictly complies with the Federal Fair Housing Act, the Ohio Civil Rights Act, and local ordinances. We conduct all tenant screening, leasing, and resident relations without regard to race, color, religion, sex, disability, familial status, national origin, ancestry, or any other protected class.
5. Free Rental Analysis Disclaimer
Our "Free Rental Analysis" provides an estimate of fair market rent based on recent comparable leases, neighborhood demand, and current property condition. The analysis is for informational purposes only and does not constitute a formal appraisal or guarantee of rental income.
6. Intellectual Property
All content, brand emblems, logos, text, and graphics on this website are the property of MD Industries (operating as Groundhog Property Management) and are protected by applicable intellectual property laws.
7. Governing Law
These Terms and any dispute arising out of or related to our website or services shall be governed by and construed in accordance with the laws of the State of Ohio, without regard to conflict of law principles. Any legal action shall be filed in Franklin County, Ohio.
